Investment Supervision

• We fulfill the duties appropriate for the investor supervision inspector in accordance with the requirements of the Law of July 7, 1994, Construction Law (Journal of Laws of 1994, No. 89, item 414 as amended).
• We familiarize ourselves with the received documentation, review it, and in case of incompleteness, defects, or ambiguities, we inform the project authors and the investor about the need for additions or corrections.
• In agreement with the investor and designer, we propose any technical changes to the project.
• We analyze the alternative solutions proposed by the contractor with the investor and designer.

• We perform regular inspections of the construction site, facilities, and connections for construction purposes, etc.
• We check the marking of the construction site, the BIOZ plan, and the necessary health and safety measures.
• We organize and conduct coordination meetings on the construction site.
• We continuously monitor the ongoing works, their quality, compliance with the project and building permit, regulations, applicable Polish standards, and technical knowledge principles.
• We control and accept construction works that are to be covered or will disappear.
• We check the built-in construction products. We prevent the use of defective and non-approved construction products.
• We participate in trials and technical acceptance of building elements, installations, technical devices, etc.
• We monitor the construction works we supervise for compliance with health and safety regulations and rules.
• We control the progress of works according to the investment schedule, and in case of delays, we require the contractor to implement delay mitigation measures.
• We analyze the validity of additional works reported by the contractor to the investor, and after their possible agreement and approval by the investor, we supervise their execution.
• We confirm the actually performed works and the removal of defects.
  We estimate or calculate and confirm the periodic turnover of the contractor.

We prepare and send weekly reports from the work of the supervision inspector, including information on:

• lack of formal and design documentation
• the progress of works and their compliance with the schedule, possible causes of delays
• properly performed and accepted works
  improperly performed works indicating
• defects and suggested solutions
• any other remarks and current issues
• photographic documentation

• We thoroughly inspect the object before acceptance and its takeover from the Contractor.
• We participate in the final acceptance activities of completed construction objects, preparing necessary documents, e.g., attendance list, list of defects and faults, and others.
• We monitor the timeliness and quality of defect and fault removal mentioned in defect reports, acceptance, or other documents.
• We check the completeness and compliance with the executed construction and installation works and accept the as-built documentation.
